This San Antonio homeowner's storm claim was initially under-scoped by the carrier — repair money only, with key damage and code items missed. We re-documented the roof, filed a supplement, and when the carrier held firm, invoked the policy's appraisal clause. The neutral appraisal award funded a full replacement.
During tear-off, the crew uncovered significant deck rot at the rear addition where prior flashings had failed. Damaged sheathing was cut out and replaced before synthetic underlayment, ice-and-water at penetrations, and the new shingle system went down. The low-slope rear section was tied in with a modified bitumen membrane for a watertight transition.
Drone photos document the project from active tear-off and deck repair through dry-in and final completion — exactly the kind of evidence package that wins appraisal awards and protects the homeowner if any future dispute arises.
